The A-class business center is located in the Southwestern administrative district of Moscow, next to the prospective junction of one of the major city radial routs (Prospect 60-letiya Oktyabrya – Profsoyuznaya street) and the prospective speedway (alternate route of Leninsky Prospect). The site is located on the steep slope over the fill-up riverbed of Chura river, which naturally made the geotechnical conditions quite complicated. However, they were used to benefit the project efficiency: the need for large excavation allowed for placing a 3-level underground parking garage with the independent access on two levels directly from the ground level.
The building consists of 2-floor stylobate accommodating a bank, a supermarket, a restaurant and a fitness center with a swimming pool, and the 11-floor office tower. The complicated tower shape results from the sanitary set-back requirements: one of the top corners had to be cut off to ensure that direct sunlight is provided for housing located to the north of the building.
The main task of the project was to combine several different functional areas, so that together they would create an integral and comfortable environment.
