ABOUT THE RESIDENTIAL CLUSTER CONCEPT
The architectural concept for the multifunctional cluster in Chekhov is shaped as a modern residential district, uniting housing, social and public functions into a single, sustainable system. We are designing the area with a 10-15-year implementation horizon, establishing a structure capable of adapting to future demands.
The concept is based on an environment where housing, work, education and recreation are organically integrated, creating a comfortable and safe urban rhythm. At the heart of our work is a lifestyle relevant at the time of implementation, based on interaction with nature, the local community and support for local services and initiatives.
PLANNING ORGANISATION
The planning organisation is based on a combination of different types of development and a carefully considered sequence of construction. Two main entrances from Pushkin Street define the structure of the site, whilst a four-lane ring road forms the first zone of high-rise development, comprising 7-10-storey economy-class buildings and a retail and community centre with shops and a sports complex.
The central zone combines mid-rise residential buildings with educational facilities and green courtyards. Closer to the Lopasnya River, the buildings become low-rise, creating a smooth transition to the natural landscape and providing a comfortable living environment by the water.
WORKING WITH THE CONTEXT
The project takes into account the complex conditions of the site: the terrain, the water protection zone, and the safety zones for power lines and gas pipelines. We are arranging the development in a cascading manner, creating an interconnected system of public spaces and a variety of housing types and infrastructure.
We pay particular attention to the scenario-based use of the territory: a network of educational and sports facilities, medical institutions, public squares and boulevards has been developed here, ensuring active interaction between residents and the coherence of the urban fabric.
FLEXIBILITY AND IMPACT
Every resident of the cluster can choose their environment and housing based on their desired level of privacy, activity and financial means. A well-thought-out construction sequence ensures functionality and comfort at all stages of the district’s development.
Our concept creates a flexible, self-sufficient environment, organically integrated into the natural and urban context, and shapes a lifestyle that is relevant for the coming years.
