ABOUT BUSINESS CLUSTER

The Luzhnetskaya Embankment business cluster is two Class A+ office buildings designed by ABD architects within the Luzhniki Collection mixed-use complex in Moscow’s Khamovniki District.

PROJECT BRIEF

The technical assignment from the client included not only the design of several office buildings, but also the creation of a new high-quality business core within the boundaries of the project with 12 residential buildings. It also required the harmonious integration of workspaces into the urban landscape, capable of ensuring a sustainable connection between residential development, recreational areas and the business environment.

The complex’s architecture clearly zones the site: the office blocks define the outer perimeter, shielding the inner residential area. Function and aesthetics merge, the buildings act as both efficient technology and a striking architectural gesture, seamlessly completing the embankment panorama.

FEATURES OF ARCHITECTURAL SOLUTIONS

The business-cluster blocks of the Luzhniki Collection will be 9 and 11 storeys high, prominent yet proportionate to the embankment and neighbouring housing. The nine-storey building, oriented toward the river with its end faсade, forms a harmonious part of the architectural ensemble of the first waterfront line. The eleven-storey building, located further back, establishes the vertical accent of the business cluster. It defines a descending development rhythm toward the embankment.

11-STOREY BLOCK LAYOUT SOLUTION

The architects used an unusual layout for the 11-storey building. All the technical rooms, like staircases, lifts, ventilation shafts, bathrooms, and utilities, are on the opposite side from the residential units.

As a result, technical units mainly occupy the eastern faсade, while office space is concentrated in the other parts of the building. In addition, this faсade is a dense, near-solid screen with minimal openings, housing the services while improving interior acoustic insulation.

FACADE SOLUTIONS AND ORIENTATION

On the facades facing the embankment and neighbouring blocks, the architects used projecting bays with full-height glazing turned toward the river and Neskuchny Garden.

This gives offices prime river views while shielding both residents and workers from direct overlook.

ENGINEERING SYSTEMS AND SUBSTRUCTURE

The building designs incorporate modern engineering systems: the implementation will feature highly energy-efficient solutions, environmentally friendly materials, and well-thought-out heating and ventilation systems.

The two cluster buildings share a two-level underground core: a 500-car parking deck with bike bays, EV charges and service rooms, letting staff drive to work in comfort – mobility is one of the new quarter’s key strengths.

URBAN ENVIRONMENT INTEGRATION

A city square between the two office blocks and the housing forms the complex’s central public space, mixing social, business and leisure uses.

Thought-out zoning supports varied leisure scenarios: cafes, retail, coworking spots and a landscaped boulevard for strolling. Dedicated exhibition areas for public art and cultural events turn the square into a new urban magnet.

In other words, the Luzhniki Collection office buildings will become an integral part of the city fabric, linking all elements of the project with their surroundings into a single harmonious whole.

THE IMPACT

From a sustainability perspective, the project demonstrates a considered, responsible approach to architecture in a complex megapolis like Moscow: up-to-date technologies, quality infrastructure and careful regard for the historical and cultural context.

The Luzhniki Collection business cluster can also exemplify how office architecture can integrate into residential and recreational areas, creating not isolated business zones but living, function-rich spaces that enhance the urban environment.
